Premium grade A space in nodes like the V&A Waterfront and the CBD commands the highest rates, while decentralised nodes such as Bellville or Pinelands offer significantly lower entry points. The advertised rate is only part of the picture: operating costs, rates recoveries, parking and annual escalations typically add materially to the monthly total, which is why we recommend comparing options on total cost of occupation rather than the headline rate.
How long is a typical commercial office lease?
Three to five years is standard for conventional office space in Cape Town, usually with annual escalations written into the lease. Shorter terms are negotiable in buildings with higher vacancy, and serviced or flexible offices offer month-to-month alternatives at a premium rate per person.
Does it cost a tenant anything to use a broker?
No. In the South African commercial market the landlord pays the broker's commission when a lease is concluded. A tenant using professional representation gets market knowledge, off-market options and negotiation support without adding cost to the deal.
