What does office space cost in Tyger Valley?

In October 2026 the median gross asking rent for office space to let in Tyger Valley is R175/m² a month, excluding VAT. Half of the premises on offer ask between R156 and R190/m². At the lower end, older B-grade suites ask from about R135/m². At the top, the best space in top-grade buildings asks up to R240/m².

Gross or net: how Tyger Valley office rents are quoted

Most Tyger Valley landlords quote gross rents. A gross rent is the basic rent plus the tenant's share of the building's fixed operating costs and, usually, municipal rates. A net rent is the basic rent alone, with operating costs and rates charged on top. VAT is added to both.

We checked the rent basis for 33 office premises to let in October 2026. Every rent we could trace to a landlord document was quoted gross. The detail still differs between landlords, so read the schedule or offer to lease closely:

  • Rates: some landlords include municipal rates in the gross rent; others add your pro rata share of rates on top.

  • Rates increases: where rates are included, leases usually fix them at the first year's level and pass later municipal increases on to the tenant.

  • Parking: always extra. Open or shade-net bays ask about R500 to R850 a month, basement and covered bays about R825 to R1,400, and tandem bays up to R1,700.

  • Balconies: often charged separately, at about R85 to R125/m².

  • Utilities: electricity, water and refuse are metered and billed on top of the rent.

When you compare buildings, put every option on the same footing: gross rent, plus parking, plus any balcony charge, all excluding VAT.

How Tyger Valley office rents have moved since 2017

Median gross asking rents in the landlord vacancy schedules we hold:

  • 2019 to 2020: about R120/m².

  • 2021 to 2023: about R135 to R143/m².

  • 2024: R145/m² in the first half and R152.50/m² in the second.

  • 2025: R165/m² in the first half and R175/m² in the second.

  • October 2026: R175/m², from current listings.

Rents held flat for several years and started rising in 2024 as vacancy fell. Part of the rise in the median comes from which buildings had space to let at the time, so read it as the level of the market rather than a like-for-like index. Individual buildings show the same direction at different speeds: one large office park went from R135/m² in 2023 to R165/m² in 2025, while another kept its asking rent at R175/m² from late 2024 into 2026.

Escalations: what Tyger Valley landlords ask for

8% a year is the standard asking escalation. In 48 of the 60 escalations quoted on landlord schedules and our listings since 2017, the figure was 8%. Every quote since 2022 has been 8% or 9%; the only 10% quotes date from 2017. Local agents report escalations of 7% to 10% on most leases.

What landlords ask is not always what tenants sign. Leases in force at one fully let top-grade Tyger Valley property average 6.5% a year, according to a listed property fund's May 2026 announcement. The escalation is a negotiable term, and the gap between the 8% asked and the 6.5% achieved there shows the room on larger, longer leases.

Both figures sit well above inflation. Headline CPI averaged 3.2% in 2025 and was 4.4% year on year in August 2026, according to Statistics South Africa. Over a five-year lease an 8% escalation lifts the rent by about 36%, so it matters as much as the starting rent. Our note on the repo rate increase and commercial property covers the interest rate side.

Vacancy: why good office space in Tyger Valley is hard to find

SAPOA does not report Tyger Valley on its own. Its Bellville node, which runs from Jip de Jager Drive to Old Oak Road, takes in Tyger Valley along with Bellville. Office vacancy in that node:

  • Q3 2026: 3.1% of about 549,000 m² of office space, against 6.9% across Cape Town.

  • Recent peak: 6.6% at the end of 2021.

  • By grade in Q3 2026: P-grade 0%, A-grade 0.8%, B-grade 8.6% and C-grade 20.4%.

Top-grade space is close to fully let. That supports asking rents and leaves tenants who need A-grade offices with few options at any one time. B-grade buildings hold most of the vacant space, so tenants have more choice there and landlords of B-grade space face more competition. Local agents report that most leases run for three to five years, and that landlords with vacant space offer rent-free periods and tenant installation allowances, mainly on leases of three years or more.

What this means if you are looking for office space

  • Budget on the full cost. At R175/m², 300 m² costs about R52,500 a month before VAT, parking and utilities.

  • Start early for A-grade space. With A-grade vacancy below 1%, good suites let quickly.

  • Consider B-grade if budget comes first. Rents start around R135/m² and there is more choice.

  • Negotiate the escalation, not only the rent. Ask about rent-free time and fit-out allowances on a lease of three years or more.

  • Read the cost clauses. Check how rates increases, operating costs and parking are charged before you sign.

What this means if you own office space in Tyger Valley

  • Price against current competition. Most A-grade space asks R160 to R190/m² gross.

  • Quote clearly. Say whether the rent is gross or net, what it includes and what parking costs. Tenants compare total monthly cost.

  • Expect 8% to be tested. It is the standard asking escalation, but signed leases can land lower on larger deals.

  • Use the low vacancy. A-grade owners are in a strong position. B-grade owners compete for tenants, and incentives are mostly offered on longer leases.

How we compiled these figures

Brightwave reviewed 383 asking-rent quotes for office space across 41 Tyger Valley buildings between 2017 and October 2026. The quotes come from landlord and managing agent vacancy schedules sent to us and from our own current listings. Each premises is counted once per half-year, and retail, storage and industrial space is left out. A current rent is included only where a landlord document confirms it is quoted gross. Vacancy figures come from the SAPOA office vacancy survey and inflation from Statistics South Africa. All rents are asking rents, not signed deals, and exclude VAT.
