The widest choice of office space in the node right now
Most buildings in Tyger Valley have one suite available at a time, sometimes two. Omni Park currently has five. That matters if you are shortlisting, because it is the one address in the node where you can compare several sizes in a single visit and negotiate across them.
The five suites run from 274 m² to 994 m², which covers most of the range a growing business moves through. Gross asking rentals sit between about R136 and R180 per square metre.

- 274 m² at R180 per m² gross. Boardroom, generator, mezzanine and LED lighting. This is the one suite without its own reception area.
All five are fitted rather than white box. Every one has fibre, air conditioning, a kitchen, exclusive bathrooms and its own boardroom, and four of the five have a dedicated reception area. For a tenant who would otherwise be budgeting a fit-out, that is the difference between occupying in weeks and waiting months.

Where the rate sits in Tyger Valley
Omni Park is a B-grade building, and B-grade asking rentals across Tyger Valley run between roughly R110 and R185 per square metre. At R136 to R180, the park sits squarely inside that band rather than at either edge of it.
For wider context, gross asking rentals across the whole node span about R130 to R290 per square metre, with R175 a useful benchmark for comparing options. So Omni Park's larger suites are priced close to the node benchmark while its 390 m² suite comes in well below it. If budget is the binding constraint on your search, that 390 m² suite is one of the better value options currently on the market in Tyger Valley.
The mixed-use advantage
Omni Park is a mixed-use park rather than a pure office block, and for some occupiers that is the reason to choose it. Every suite in the park carries three-phase power, and the 994 m² and 390 m² suites add truck access. That combination is unusual in an office building and hard to find in the more corporate parts of the node.
If your business needs office space with a workshop, a studio, a service department or regular deliveries, this combination is genuinely difficult to source elsewhere in Tyger Valley. Most alternatives would push you toward a business park further out, with a longer commute for staff.
Generator backup is fitted to four of the six units in the park, the 994 m², 330 m² and 274 m² offices plus the retail unit. Confirm it per suite rather than assuming it across the park.
Who the sizes suit
The 274 m² and 330 m² suites suit teams of roughly 20 to 30 people with a boardroom and a few closed offices. The 390 m² suite is the value option at that scale. The 604 m² and 994 m² suites move into head-office territory, comfortably holding 50 to 90 people depending on how open your layout is.
Because several suites are available at once, a business expecting to grow can take a smaller suite now with a credible conversation about moving up inside the same park later, rather than committing to space it does not yet need.
What to check before you sign
A gross rate is not the whole monthly number. Three things move the real figure in Tyger Valley:
- Parking. Bays are charged separately in most buildings in the node. Covered and basement bays commonly run between R850 and R1,250 per bay per month, with open bays closer to R750.
- Gross versus net. Confirm what the quoted rate covers. Operating costs, rates and levies are recovered differently between suites even inside the same park, so ask for the figure per suite rather than assuming the park is consistent.
- Escalation. Annual escalation is typically negotiated between 6% and 8%. Across a five year lease that compounds into real money.
How Omni Park compares to the rest of the node
Tyger Valley is a two-tier market. Prime and P-grade space is tightly held and rising, while well-maintained B-grade stock like Omni Park competes harder on price and flexibility.
