Claremont Property Market Guide
In-depth market analysis, rental rates, and investment insights
Office space to let in Claremont runs from compact suites of well under 100 m² to full floors of several hundred square metres, in mixed-use buildings along Main Road and in purpose-built office parks. Compare the available offices on this page by size, asking rental, parking and layout, then send us your requirements for a shortlist built around your budget and occupation date.
Claremont is one of the principal commercial nodes in Cape Town’s Southern Suburbs, with offices concentrated around Main Road and the Cavendish Square precinct. The suburb is commonly divided at Main Road and the railway line, and addresses on the mountain side are listed as Claremont Upper. Several offices on this page carry that address, so it is worth searching both names.
The better question is not whether an office is in Claremont, but whether that particular building works for your team. Start with where staff travel from, how often clients visit, and how much of the existing layout you can reuse.
A Claremont search returns accommodation in mixed-use buildings as well as office parks, and the two need different checks. An upper-floor office above shops raises its own questions about reception, lift access, visitor directions and deliveries. A retail unit on Main Road does not automatically provide suitable office accommodation, even in a building that also offers offices.
Public space in the commercial core is managed in part by the Claremont Improvement District Company, a Special Rating Area that describes its role as topping up City Council services, with security and cleansing among the extras it funds. That covers streets and public areas, not the access control or after-hours arrangements inside any particular building, which you should confirm with the landlord.
Compare the asking rental for the specific suite against a written breakdown of parking, operating charges, utilities and VAT, then budget separately for the deposit and any fit-out. Check what is already included so nothing is counted twice, and compare offers on the same parking requirement and occupation date.
One caution applies to how offices are advertised here and on the portals generally: the same monthly figure is sometimes described as a base rental and sometimes as a gross rental, and those are not the same basis. Ask in writing which operating costs the quoted figure already carries before treating two quotes as comparable.
The four offices below are advertised asking rentals for individual suites, checked on 22 September 2026. Rates are per square metre per month and the monthly totals exclude VAT, with parking and utilities quoted separately:
MontClare Place, 105 m² on the first floor: R185/m² per month, giving R19 425 per month in total.
Sunclare Building, 184 m² on the third floor: R210/m² per month, giving R38 640 per month in total.
200 on Main Road, 211 m² on the ground floor: R235/m² per month, giving R49 585 per month in total.
Brookside Office Park, 385 m² on the second floor: R180/m² per month, giving R69 300 per month in total.
Those four reconcile exactly: advertised size times advertised rate equals the advertised monthly figure. They are asking rentals for four specific suites on that date, not an average for Claremont, not a vacancy rate, and not evidence of concluded lease values. Serviced and managed offices are quoted on a different basis again. Confirm availability and the full breakdown before budgeting from any of them.
These pages come from Brightwave’s current public Claremont office directory. Size, floor, specification and asking rental belong to the individual suite rather than the building, and the offices shown here are Brightwave’s public stock, not a survey of every vacant office in Claremont.
Sunclare occupies the corner of Dreyer Street and Protea Road, a short walk from Cavendish Square. Advertised suites run from compact offices of well under 100 m² to full floors of several hundred square metres across several levels, so the building name tells you little about any one of them. A serviced-office operator also trades from the building, priced and contracted differently from a conventional lease, so establish which you are being quoted.
Current availability: Sunclare Building.
MontClare Place sits on Main Road towards the Newlands end of Claremont, and it is a mixed-use development rather than a pure office building. Both retail premises and offices are advertised there, so confirm that the unit you are enquiring about is office accommodation: a ground-floor shopfront in the same development is a retail unit. The office advertised here is a fitted first-floor suite with enclosed offices, a reception area and a fitted kitchen.
Current availability: MontClare Place.
Brookside Office Park is on Imam Haron Road, in an office-park format rather than a Main Road frontage, with advertised suites from the ground floor to the third. Imam Haron Road is being rebuilt under the MyCiTi Phase 2A works described below, so test your commute and the vehicle entrance during working hours. Confirm the parking allocation and visitor arrangement for the particular suite, because a park-wide description establishes neither.
Current availability: Brookside Office Park.
200 on Main Road is at 200 Main Road, on the busy commercial stretch through Claremont. Several advertised suites are ground floor with direct street exposure, but not all of them: upper-floor space is advertised in the same building, so check the floor on the individual listing. Two ground-floor suites advertise a parking ratio of three bays per 100 m², which is a starting point rather than a confirmed allocation. Where client access matters, walk the route from parking or pavement to the suite door, including any steps and access controls.
Current availability: 200 on Main Road.
Assess the routes your team can use now, not only planned improvements. Claremont has an established rail station and a bus and taxi interchange, and Main Road carries most of the through traffic. Check the current MyCiTi route map for services running today before assuming a bus connection.
The City is rebuilding road infrastructure through Claremont for MyCiTi Phase 2A. The published scope covers upgrading 2.9 km of Chichester and Imam Haron Road, widening the Stanhope bridge and realigning Imam Haron at Stanhope and Palmyra Roads. Construction began in March 2025, anticipated completion is December 2027, and work runs on weekdays between 09:00 and 15:00 with at least one lane kept open in each direction. Two distinctions matter for a leasing decision: December 2027 is the anticipated completion of construction, not a confirmed passenger service date, and no Phase 2A service commencement date has been published. Closures and detours also change from month to month, so check the current notices on the official MyCiTi W1 page. Checked 22 September 2026.
Test the vehicle entrance and the walk from the parking area at your usual arrival time, and check the route a first-time visitor would follow to reception. Access controls, lift arrangements and after-hours entry differ between buildings on the same street, so confirm them for the specific suite.
Before comparing floor areas, set out what the office has to hold: private offices, meeting rooms, reception, storage and staff facilities, rather than working from desk numbers alone. Compare usable area with the quoted lettable area, since passages and shared facilities can form part of that calculation. For a fitted suite, establish which improvements remain, which you may alter, and what must be reinstated at the end of the lease.
Where alterations are needed, ask for a costed scope and a realistic programme before treating an occupation date as settled. Where backup power is advertised, ask what it actually supplies, since a generator carrying lifts and common areas may not carry tenant equipment and running costs are often recovered separately. Confirm fibre into the suite, access hours and any after-hours restrictions.
Yes. Suites of under 100 m² are advertised alongside larger floors, including space in the Sunclare Building. Use the size filter above for current availability, and tell us your headcount, because a small floor divided into enclosed offices holds fewer people than an open one of the same size.
Yes. Fitted suites are advertised in Claremont, and the office currently advertised at MontClare Place is described with enclosed offices, a reception area and a fitted kitchen. Ask which items remain at handover, since furniture, partitioning and equipment are not always included, and confirm what you may change.
Generally not. The offices here are advertised excluding parking and utilities, so parking is quoted separately. Some listings advertise a ratio, for example three bays per 100 m² on two ground-floor suites at 200 on Main Road, but a ratio is not an allocation. Ask for the number of bays, the rate for each, whether they are open, covered, basement or tandem, and have the allocation recorded in the lease.
Confirm the suite is still available and that its occupation date matches yours, then check the exact size and floor, the rental basis and what it includes, the parking allocation and cost, and the deposit. Ask for a floor plan in advance.
Tell us how much space you need, how many people will use the office, your parking requirement and when you would like to move. Include your monthly budget and whether it must cover VAT, parking and other charges. Contact Brightwave about the offices that interest you, or ask for a shortlist built around those requirements.
These sources support the improvement district’s role and the roadworks scope above, and were checked on 22 September 2026. The City economic profile is used for geography and land-use context, not as current rental or vacancy evidence. Availability, sizes and rentals come from the listings on this page.
