Set at the corner of Century Boulevard and Park Lane, the development offers a lower-rise, courtyard-focused working environment for businesses that want a professional Century City address without the feel of a large corporate tower.

For many of the businesses we deal with, that distinction matters. Staff can get in and out more easily, visitors are not dealing with a maze of lifts and reception desks, and smaller companies can occupy a properly finished office without taking an entire corporate floor.

What is Grosvenor Square in Century City?

Grosvenor Square was developed by Rabie as a sectional-title office park. Contemporary reports on the development refer to an investment of approximately R120 million, 37 office units and a total development area of about 5,364 square metres.

The development consists of five low-rise buildings, generally two to three storeys high, arranged around landscaped courtyard areas. The architecture is human-scaled rather than imposing. You are moving between a handful of small office blocks, not entering a 15-storey tower and relying on lifts for every trip.

The original unit sizes were reported at between 98m² and 258m². That gives Grosvenor Square a useful position in the Century City office market. It is larger and more established than a small suburban office, but more manageable than the large floorplates found in some of the node's bigger buildings.

The sectional-title structure is important. Individual units can be owned by different investors or owner-occupiers, rather than the entire park being held by a single landlord. For tenants, that means lease terms, fit-outs and availability can vary from one unit to the next. Always check the specific owner's requirements rather than assuming every office in the park is offered on identical terms.

What does working at Grosvenor Square feel like?

The best description is a campus-style office environment. That is not just marketing language. The five-building layout creates a lower-density setting with landscaped space between the buildings and a central courtyard that gives the development a more relaxed feel than a conventional office tower.

Many offices benefit from windows and natural light, although the exact outlook depends on the block, floor and orientation. Some available units also include balconies or private outdoor areas. These features are not universal, so they need to be confirmed when viewing a particular office.

The courtyard is useful for informal breaks and short conversations. It also improves the visitor experience. A client arriving at a low-rise park with visible landscaping generally has a different first impression from a client arriving at a busy multi-tenant tower.

From a broker's perspective, Grosvenor Square tends to appeal to businesses that want a calm, credible setting. Accountants, attorneys, consultants, financial-services firms, recruiters, engineers and technology companies often value the combination of privacy, natural light and a recognised Century City address.

Office layouts and available sizes

Units at Grosvenor Square are typically suited to small and medium-sized teams. The market evidence available to us includes offices of 137m² and 174m² listed through Brightwave, while other agency listings show units around 98m², 192m² and sizes up to approximately 258m².

The internal layouts vary. Depending on the unit, a tenant may find a reception area, private offices, boardroom, open-plan workspace, kitchen and existing meeting rooms. Some offices are fitted and can be occupied with limited work. Others will need alterations or a full tenant installation.

That variation is one of Grosvenor Square's strengths, but it is also a reason to inspect the actual premises. An attractive photograph does not tell you whether the existing partitioning works for your team, whether the air-conditioning is adequate or whether the landlord will contribute towards changes.

Location, access and the Century City ecosystem

Grosvenor Square sits on the Century Boulevard and Park Lane side of Century City, with access to the wider precinct through the internal road network. Sable Road provides a practical connection towards the N1 and N7, while Bosmansdam Road serves the northern and western approaches, including Montague Gardens.

The location works well for businesses with staff travelling from Milnerton, Table View, the Northern Suburbs and the CBD. It is less convenient to promise a fixed travel time from the Southern Suburbs, because peak-period congestion can change the trip considerably. The same applies to Cape Town International Airport and the CBD. The routes are straightforward, but journey times depend heavily on the time of day.

Canal Walk is one of the major advantages of being in the node. It gives employees access to coffee, lunch, banking, shopping and everyday services, while clients have plenty of options for an informal meeting. Century City also offers hotels, restaurants, gyms and medical services across the precinct.

Grosvenor Square is close to Virgin Active and to the retail and medical facilities around Canal Walk, according to current building marketing material. Intaka Island and the canal network provide green and open areas within Century City, although the practical walking route and time should be checked from the specific Grosvenor Square entrance rather than assumed.

The broader precinct is managed through established property-owner and security structures. Century City has precinct monitoring, security patrols and CCTV infrastructure. Those systems are not the same as building-specific security, however. Tenants should confirm access control, visitor procedures, after-hours access and security arrangements for the particular block.

Parking and commuting

Parking is one of the issues to examine carefully. Published information for Grosvenor Square refers to a ratio of approximately four bays per 100m², with a mix of basement, covered and open parking. That is useful for a low-rise office park, but the actual allocation and cost must be confirmed in the lease.

Parking ratios become especially important when staff commute from the Northern Suburbs, Southern Suburbs or Cape Town CBD. A 170m² office may be the right size operationally, but not if the team needs more bays than the unit can provide. Visitor parking also matters if clients are coming in regularly.

Employees without private vehicles can use MyCiTi services serving Century City. The nearest stop and route should be checked against the employee's home area. Century City railway station is part of the wider transport picture, but it is not a substitute for a station directly at Grosvenor Square, and the last part of the journey still needs to be considered. Fibre and power continuity

Grosvenor Square is associated with Century City Connect, the precinct's open-access fibre network. In practical terms, this can give tenants access to multiple service providers rather than locking the business into a single connectivity option. That is valuable for professional services, finance, software and digital businesses where a stable connection is part of the operating infrastructure.

Tenants should still ask which fibre providers are active in the specific unit, whether installation is complete, and whether a secondary connection can be brought into the building.

We have not found sufficient verified information to state that Grosvenor Square has full building-wide generator, solar or inverter backup. Do not make that assumption. Ask the landlord what happens to lifts, access control, lighting, air-conditioning, common areas and tenant power during an outage. A private inverter installed by a tenant is not the same thing as central building backup.

What does office space at Grosvenor Square cost?

There is no single Grosvenor Square rental. Pricing depends on the block, size, floor, fit-out, parking allocation, lease term and landlord contribution.

Grosvenor Square is best compared with other low-rise office parks such as Central Park, The Estuaries, the Waterford precinct and Millennium Business Park. Its main point of difference is the combination of small sectional-title-style units, a courtyard setting and a prominent Century Boulevard address.

Larger buildings such as Sable Corner and other multi-storey office towers suit a different occupier. They may offer larger floorplates, a stronger corporate headquarters image and more efficient accommodation for a substantial team on one floor. They can also bring more lift dependence, denser visitor movement and a less direct relationship with outdoor space.

Neither format is automatically better. A 12-person professional firm may prefer the human scale of Grosvenor Square. A national company with a large staff complement, formal reception requirements and a need for a single large floor may be better served by a tower or larger office park.

Grosvenor Square can also be a good step for an established suburban business moving into Century City. It offers more address value and amenity access than many standalone suburban offices, without forcing the tenant into a very large commitment.

  • What areas are covered during a power interruption?

  • Is the office fitted, partly fitted or ready for a new installation?

  • Is fibre already installed in the unit, and which providers are available?

  • What are the escalation, deposit and operating-cost provisions?

  • When can the office realistically be occupied?

  • Are external signage and directory signage permitted?

  • How does visitor parking work after hours?

Grosvenor Square is a strong shortlist option for a business that wants Century City, but does not want to operate from a traditional corporate tower. The courtyard, low-rise buildings, accessible unit sizes and surrounding amenities create a working environment that is professional without being overly formal.

Its limitations are just as practical. Parking must be checked against headcount. Backup power should be verified rather than assumed. Existing fit-outs differ, and some units may need meaningful capital before occupation.

If your business needs a 100m² to 250m² office, values natural light and wants staff to have access to coffee, lunch, shopping and fitness facilities, Grosvenor Square is worth viewing. If you need a very large consolidated floor, a stronger headquarters presence or extensive on-site parking, another Century City building may be a better answer.
