A tenant should inspect the exact block and confirm the generator or other backup arrangement, the areas covered, changeover performance and any recovery limitations.

The office environment is practical and customer-friendly. Clients can usually identify the centre more easily than a small office park, and the retail component gives visitors somewhere to wait, eat or complete another errand. On the other hand, a business wanting a quiet corporate campus, a highly controlled reception experience or a premium office address may prefer a conventional Century City building.

Sable Square is worth considering for professional services, training operators, customer-facing offices, call-centre-style users, medical or wellness businesses and companies that need parking and road visibility. Larger occupiers should test parking availability carefully. Free public parking does not automatically mean that a large office team has dedicated bays at all times.

Retail space at Sable Square

This makes Sable Square potentially suitable for service retailers, value-oriented operators, showrooms, health and fitness concepts, furniture or home-related businesses, food operators and destination retailers that benefit from parking and visibility. Public property information commonly describes the N1 and N7 as approximately five minutes away, although actual travel time varies with traffic and the chosen route.

Open and undercover parking are repeatedly identified in centre and property material. The centre's free-parking model is helpful for retail customers and client-facing businesses. It is still important to confirm parking conditions during peak periods and whether office tenants receive reserved or allocated bays.

For employees, public transport needs a more careful answer than simply saying “on the MyCiTi route”. The relevant stop and route should be checked against the employee catchment before signing. The City of Cape Town and MyCiTi sources are the appropriate places to verify current transport infrastructure.

Power, fibre and business continuity

That does not mean uninterrupted electricity. A generator, solar installation and grid supply are different things, and the available research does not establish a universal, unit-by-unit uninterrupted-power guarantee. Before taking space, ask which common areas and tenant circuits are backed up, whether air conditioning is included, how fuel is recovered, and whether the arrangement supports the business's critical equipment.

Is Sable Square better value than Century City proper?

There is no responsible single answer. Sable Square offers a different value proposition, not automatically a cheaper one.

Its advantages can include strong road visibility, easy client access, free public parking, daily retail convenience, office sizes from small suites to larger floorplates and a more informal village environment. It can make sense for a business that wants an accessible customer-facing base without requiring the polished corporate-campus feel of a premium Century City office building.

For industrial or distribution users, Sable Square should not be confused with warehouses in Montague Gardens. The nodes are nearby, but their buildings and operating models are different.

Sable Square versus Sable Park: they are not the same property

Sable Square and Sable Park are separate properties. Sable Square is the Milnerton mixed-use retail and office village at Bosmansdam Road and Ratanga Road. Sable Park is associated with the Century City commercial development context and is better known for a more conventional office and corporate occupier proposition.

The names are easily confused because both sit within the broader Century City search market and use “Sable” branding. They should not be treated as the same building, owner, address or tenant environment. It is more commercial and customer-friendly than many ordinary office blocks, but less polished and corporate than some of Century City's newer office developments. That trade-off can work in the tenant's favour when parking, visibility, convenience and access matter every day.

The unit itself matters. Different blocks and suites can offer different exposure, access, light, lifts, layouts and backup-power arrangements. Do not choose from a portal headline alone. Inspect the space, test the route at peak time and compare the full lease cost.
