How these figures are calculated

Every figure on this page is computed directly from the live Brightwave portfolio at the time of the data snapshot. We include only property that is currently listed to let and publicly visible on this website, we use gross asking rates per m2 per month, and we exclude obviously erroneous entries outside a plausibility band of R10 to R1,500 per m2, which removes rows where a total monthly rental was captured in place of a rate per m2. Per-area rows require at least 3 available units so no single landlord's asking rent is presented as an area statistic.

Asking rates are what landlords advertise, not what deals close at. Achieved rentals are typically negotiated below asking, and incentives such as tenant installation allowances and rent-free periods change the effective rate.
